Real estate bargains are often properties with hidden problems. Those problems can be many, including: technical, legal or often the lack of the right permits and certificates.
In this video, Raf Jacobs explains what you should do when you encounter a cheaply priced bajo, or ground floor apartment—often with a terrace. Too often these properties don’t have a certificate of occupancy. In Spain, this is called the cedula de habitabilidad. When this is the case, it means that the property is registered with the urban city planning department as licensed for commercial use only; it is not intended for residential use. So what should you do? Buy or not buy?
