1. Where did the original idea come from?
I’m from Lithuania but my family moved to Barcelona six years ago. We created Litma Group Real Estate at the beginning of this year.
The idea came very easily. I bought a flat in Barcelona and received such poor service from the real estate agents, that I had no doubt about what business I should open in Barcelona.
2. How long did it take to get your business off the ground?
It was very quick. The first office I found was perfect for the business. Two days later, I met a person, who would be the director of the company. So, by the end of January 2015 I had the office, and the director of the future company was appointed, but I still didn’t have the company itself. Three weeks later, all the official paper work was done. The name of the company is LITMA, I kept the same name, as the name of our company in Lithuania (which is a maritime transportation business). After a couple of months of very intensive work we had sold our first flat.
3. What do you wish you’d known when you started?
I can’t remember anything in particular that I wish I’d known when I started but I think that the most important part of success is to be open minded, flexible, ready to deal with new information and open to learning.
4. Did you find the paperwork difficult?
No, as we have very good legal and accounting support.
5. Did you get help from any particular official organisations or associations?
We are the first real estate agency who was invited to be member of A.I.J.E.C. (association of young businesspeople of Catalunya). It’s is a big privilege to be member of this association.
It is also very helpful and it has enabled us to collaborate with other member companies,such as internet marketing providers and others.
6. What is your business experience / background / qualifications?
I have wide range of business experience, including transport and real estate. I never get tired of learning and experiencing new things. I enjoy and benefit from it.
7. What are the positive aspects about having a business here?
Barcelona is the best city in the world, and there are a thousand things I could add to this, but I will stop there!
8. And the negative aspects?
Some local property owners keep it a secret that they’re selling their property, until it's sold. About 30% of local customers (our data base info) do not want to advertise their property on official sites. This means that we can offer properties which you won’t find online.
9. Are there any other useful contacts, tips or information you think would be useful to other foreign entrepreneurs in Barcelona?
There are a lot of different events in English in Barcelona where is possible to get useful information. For example monthly business lunch in Barcelona (the event organized in few European cities by business lunch group), the Guiri Business event organised by Metropolitan, monthly informational seminars regarding buying or selling real state organised by our company.
10. What makes your company different?
We love what we do and we are highly efficient. Our goal is that our customers enjoy the buying or selling process, meaning that there is no stress for them.
We are proud of our results. On our web site we indicate on each sold property how many days it took us to sell it. Some take just one, three or five days.
We take an active part in social non-profits. From every sale we give an amount to different associations that we can help.
To help foreigners get the right information, we organise free seminars in English on “Selling or buying property in Barcelona. Legal matters and tax issues”.
Recently, we become the first Spanish company who offers buying property online. Because the market is booming right now, good offers normally go within one working day. It isn’t always practical for investors to visit the city so we offer the buying procedure online. The investor can book and complete the reservation contract on line then later come to Barcelona to sign the final contract or finalise the purchase from abroad.
